Homes for Sale in San Tan Valley (Queen Creek)

The community just north of the San Tan Mountains in Pinal County was an incorporated community and the community lacked any official name and residents used nearby Queen Creek for their mailing addresses. With a zip code change with the US Postal service, the area by way of residential votes opted to give the area it's own name. In July of 2009, the voters chose, San Tan Valley.  The population is one of Pinal counties largest communities with an approximate population of 80,000 residents. San Tan Valley, Arizona has been steadily growing for the past ten years. Google Place Page - Find me on Google One More Time

So what exactly is a Place Page?

Place page is your business listing, also known as a Place Page, it is a web page to organize all the world's information for every place in the world.

And Google means every place: there are Place Pages for businesses, points of interest, transit stations, landmarks, and cities all over the world. As a business owner, you can verify your business and add content to your listing.

So today I was checking and updating any directories and places I've placed my information on the web and completed my Place Page which also brought my attention to my QR Code. If you're a social networking geek like me, you have either seen or read about the QR Codes in the last 6-9 months and how convenient they can be for end-users and for the business owner.  

I don't do a lot of print work other than listing presentation booklets or listing flyers, which is a great place for QR Codes. However, I've seen them on business cards, brochures, email signatures, posters, websites etc. I will be adding mine as soon as this post gets published.

    iPad Apps - all of my favorite things & more...

    Acquiring my very own iPad 3GS has been a torrid love affair for me this summer! I have enjoyed learning and sharing ideas on how it will work and adapt in my real estate business. For me, the gadget girl that I am this comes as a no-brainer! Originally I wasn't so sold on owning one but once you get the opportunity to touch, feel and enjoy the conveniences of its size (who says size doesn't matter), weight, and ease of use I was sucked right in! I'm a geek at heart and to get the most use out of it was my goal with very little expense as possible.

    Most decent apps cost a few dollars but a lot are FREE and that really helps my theory! I would have to say for now, it's about 50/50 work related and entertainment as I've yet to take it on a listing presentation but working toward preparing my presentation now. The most enjoyment is ABC Player (free) and Netflix ($8.99/mo) and being able to be anywhere in my home!

    I believe most things are heading toward having everything at our fingertips via 'clouds' and google documents and going totally paperless.

    I'm watching for easier ways to work within Zipforms and working with Contracts with clients. I'm in a iPad Google group and they are testing just about everything and share all they do, it's pretty exciting.  Nonetheless, I thought I would share my list of apps and favorites I've tinkered with that covers the entire spectrum of business to entertainment!     Are your listings being advertised by Thieves & Scammers?

    It's a smart thing to keep an eye out for your listings like Todd does! It's a scarey thing anymore on how scammers look for anyway possible to bring harm to others!

    If you are looking to rent a home in the Phoenix area, then by all means do your due diligence and NEVER, NEVER wire your funds to prospective landlords or management companies!

    If it's too good to be true, it most likely is! I've heard of lots of these type of scams on Craigslist not only with homes, but with other items such personal property. I find it hard to believe that so many would hand over their hard earned cash.

    Check out all the credentials, Better Business Bureau and get a address from them and check out the address. If at all possible avoid sending monies via wire to rent a home if you are not familiar with the management company!

    San Diego Rental ScamHere we go again! Another one of my listings advertised on Craigslist as a rental so the thieves can collect rental deposits and rent.  Luckily this time the proposed victim was smart enough to smell a rat.  They contacted me after doing a search on the internet for this particular address.  Thanks to my ActiveRain listing posts, the victim found my contact info and emailed me.

    They sent me an email asking if this fake posting was a scam.  They were almost ready to wire a deposit and 1st month's rent to someone in South Africa.  That's where the suspicion came in.  If it walks like a duck, quacks like a duck.......

    I've run into this before and it even made the news in San Diego as a Rental Scam.  In a previous blog, the thieves would post a listing for rent on a vacant home on Craigslist then meet the potential victim at the property pretending to be the landlord.  They even had a Realtor's lockbox key so they had full access to all vacant properties for sale.  (Yes, there was an agent in cahoots with the thieves)  They would then collect a deposit, 1st and last months rent and then disappear.  The victim is left with an empty pocket and wondering how they could be so foolish. 

    I try to manually search for each of my listings weekly but sometimes it's hard to stay ahead of the scammers.  Google alerts work pretty well but they don't catch everything on Craigslist.  I would highly recommend using Google Alerts on ALL your listings just to make sure someone else is not advertising them.

    What Do Hosting & Harley Davidson's Have in Common!

    A few frustrations today after spending 7 days and 7 nights on my website to only have my hosting company telling me I have some fixes to do and that is the reason for my constant 500 Internal Server Error! It sure makes it tough to sell houses if you can't get your site to come up so your prospective buyers have the opportunity to search for homes!! 

    In my frustrations and not being tempted to wipe it out completely, I ventured out for a ride to get out of the office on my Harley! Yep - a fired up Harley chick on a bike is something you don't want to come up against (so they say)!!

    So I gladly share my view with you of the Salt River and Saquaro Lake, one of the few lakes we have here in Arizona.  It makes for a very quick ride from Gilbert, approximately 30 minutes through cascading cactus and natural desert flooring! If you aren't accustomed to the view, I hope you enjoy it here in the video as I wanted to share with you what I enjoyed to burn off the frustration!

    5 mistakes that I see investors make regarding real estate investing:

    1. LONE RANGER MENTALITY-Investors think they know everything and can do everything themselves. Real estate is a team sport as expressed in Rich Dad, Poor Dad book series. The Lone Rangers of the world will get to the top. However, it will take them longer because they do not have a network to assist them.
    2. NO PLAN-Many investors do not create a plan before investing in real estate. That is a huge mistake. "Make the Call, Set the PLAN, and Do the Deal$" is my tag line on my radio show. First, we create the plan. Then, we do the deals. There is a natural order to follow.
    3. LACK OF PROTECTION-Many investors do not cover the proper insurance both personally and professionally. Furthermore, most investors do not have their properties in LLCs for a layer of protection in case of lawsuits down the road. Many investors continue to increase their investors. However, they do not protect their assets.
    4. OVERPAY-Investors will work with a real estate agent without asking their own experience. There is a lot of due dligence when it comes to researching investment properties. One must be skilled to judge the market and current market value. I have witnessed many investors pay too much for the property. Here is my motto"DO NOT PAY RETAIL."
    5. ANXIOUS-Real estate is a game of patience. It reminds me of playing chess. Most investors jump the gun too quickly. This costs them big time down the road.
