So what exactly is a Place Page?

So today I was checking and updating any directories and places I've placed my information on the web and completed my Place Page which also brought my attention to my QR Code. If you're a social networking geek like me, you have either seen or read about the QR Codes in the last 6-9 months and how convenient they can be for end-users and for the business owner.

I don't do a lot of print work other than listing presentation booklets or listing flyers, which is a great place for QR Codes. However, I've seen them on business cards, brochures, email signatures, posters, websites etc. I will be adding mine as soon as this post gets published.

Look at each area and room separately. Ask yourself if there's anything you've missed or that can be done to improve the overall look and appeal. Ask your agent or a friend to give your home an honest assessment. And then do it! If you can see it, your prospective Buyer can too. Small amounts of money spent on repairs and improvements make a big difference. The result may be a quicker sale.

First Impressions are Most Important!

Tidy up the yard, patios, and garage.
Keep landscaping trimmed. Add annuals for color.
--especially where it will be visible from the street.
Clean or paint the front door and mailbox.
Contain all toys out of sight.
Pare furniture to a minimum to open up space.

Decor and Cleanliness Count!

Make sure kitchen and bathrooms sparkle
Put away all clutter - even the stuff you use everyday!
Invest in paint; choose neutral colors.
Use fresh, attractive bedspreads and pillows
If any furniture looks shabby, remove or replace it with something you can use in your new home.
Wash all the windows - inside and out.

Keep pets out of sight. They annoy some and distract others.
Avoid having too many people present. You don't want the Buyer to feel like an intruder.
Don't allow your children to tag along on the tour. It's best if the entire family/sellers leave during tour.
Never apologize for appearance. It only accentuates or changes the mood to a negative.
Turn off all external noises such as TV, radio, or dishwasher.

iPad Apps - all of my favorite things & more...

Acquiring my very own iPad 3GS has been a torrid love affair for me this summer! I have enjoyed learning and sharing ideas on how it will work and adapt in my real estate business. For me, the gadget girl that I am this comes as a no-brainer! Originally I wasn't so sold on owning one but once you get the opportunity to touch, feel and enjoy the conveniences of its size (who says size doesn't matter), weight, and ease of use I was sucked right in! I'm a geek at heart and to get the most use out of it was my goal with very little expense as possible.

Most decent apps cost a few dollars but a lot are FREE and that really helps my theory! I would have to say for now, it's about 50/50 work related and entertainment as I've yet to take it on a listing presentation but working toward preparing my presentation now. The most enjoyment is ABC Player (free) and Netflix ($8.99/mo) and being able to be anywhere in my home!

I believe most things are heading toward having everything at our fingertips via 'clouds' and google documents and going totally paperless.

I'm watching for easier ways to work within Zipforms and working with Contracts with clients. I'm in a iPad Google group and they are testing just about everything and share all they do, it's pretty exciting. Nonetheless, I thought I would share my list of apps and favorites I've tinkered with that covers the entire spectrum of business to entertainment! Hope you like.

Spring Break in Gilbert, Arizona & surrounding areas!

Spring break is just around the corner for most here in the east valley. Depending on where your kids go to school, students will be on break March 10-14, March 17-21 or both weeks. There is plenty to do in the valley and won't necessarily break the bank either!

Here is what's happening around the valley:

Poolside - Hamilton Aquatic Center - 3838 S. Arizona Ave - Chandler

Chandler is opening the Hamilton Aquatic Center to the public March 8-22nd, however the pool will be closed on Sundays. The center has heated pools, water slides and a kids' play area. Admission is 50 cents for children 2-17; $1.50 for adults and 75 cents for seniors 55 and older.

Hours are noon to 5 p.m. during the week and 1 to 5 p.m. on Saturdays. On March 15, the center is hosting the city's annual water safety fair from 1 to 4 p.m. The event is free and features games, free popcorn and a chance to win free swimming lessons.

Ride the Wave - Kiwanis Park Recreation Center - 6111 S. All-America Way

The Kiwanis Park Recreation Center wave pool in Tempe will open its indoor, heated wave pool to during Tempe's spring break, March 10-15. The pool features waves up to 3 feet and a 15-foot-tall, 127-foot-long spiral water slide.

Participants also can rent rafts and inner tubes for $5 to $8. Admission is $3 for children 2-12, $6 for ages 13 and older. The center is open 1 to 5 p.m., with discount admission rates from 3 to 5 p.m.

Journey through Time - Arizona Museum of Natural History - 53 N. Macdonald St. - Mesa

The unique Feathered Dinosaurs are on display at the Arizona Museum of Natural History in Mesa, Arizona. The fossils are part of the "Feathered Dinosaurs and the Origins of Flight" exhibit that started March 1^st and runs through Sept. 28^th, 2008.

The fossils were uncovered in 2002 in a stone quarry in Liaoning Province, China.
The exhibition includes 35 fossils on loan from the People's Republic of China, plus life-size reconstructions of the animals.

Prices are $4 for ages 3 to 12; $6 for ages 13 to 18; $8 for adults; $7 for seniors 65 and older. Hours are 10 a.m. to 5 p.m. Tuesday-Friday, 11 a.m. to 5 p.m. Saturdays and 1 to 5 p.m. Sunday.

Science Experiment - Kiwanis Recreation Center - 6111 S. All-American Way - Tempe

The magic of electronics comes alive at a two-day science camp for kids ages 7 to 12. Organizers plan 30 science projects and experiments built with reusable electronic circuit boards that students get to keep. The camp is designed to teach students how electronics work.

It runs from 8:30 a.m. to 4 p.m. March 10-11 at the Kiwanis Recreation Center. The class costs $143. Participants must bring a non-perishable sack lunch.

Professional Baseball Camps for little ones - Arizona Diamondbacks

The Arizona Diamondbacks are offering spring baseball camps in Gilbert, Chandler and Tempe. The first camp, March 10-14, is planned from 9 a.m. to noon at Snedigar Sportsplex, 4500 S. Basha Road in Chandler, and the Tempe Sports Complex, 8401 S. Hardy Road in Tempe.

The second Diamondbacks camp will run from 9 a.m. to noon March 17-21 at Crossroads Park, 2155 E. Knox Road in Gilbert.

The camps will be held from 9 a.m. to 3:30 p.m. March 9-14, March 15-20 and March 24-27 at the Red Mountain Park, 8008 E. Brown Road, Mesa.

Spring Training in Arizona - Take me out to the ball game - Phoenix area

The Southeast Valley is home to three spring training parks. The Chicago Cubs play at Mesa's Hohokam Stadium, 1235 N. Center St. Saturday and Sunday home games are already sold out, but tickets are still available for weekday games during spring break. Ticket prices range from $6 to $24. Students in kindergarten through 12th grade can sharpen their chess skills at a camp for beginners to advanced players.

The camp runs from 9:30 a.m. to 4 p.m. March 18-20 at Gilbert's Advantage Chess Camp, 331 S. Cooper Road in Gilbert. Cost is $48 per day or $118 for three days if registered by March 17.

REDUCE, REUSE, RECYCLE!

Earth Day is celebrated every year in April. Today we are celebrating Earth Day, April 22, 2008! Since the 70's Earth Day has become the day to remind us to take care of our planet! We can take care of our planet Earth by keeping it clean.

Taking responsibility for this is something we all need to take part in, not just on April 22nd, but everyday!

We can keep the earth clean by following the rule, "reduce, reuse, recycle". Reduce means use less. We can reduce our use of resources like water or gasoline. Reuse means use again, rather than throw things away. We can reuse many things like plastic bags, glass jars and boxes. Recycle means to make something new from something old. We can do our part by recycling aluminum, plastic and paper. If we take these items to a recycling center, they can be used in a different way.

Cherish the earth, for our children's sake!

On Earth Day, remember to share it with everyone you know that Earth Day is everyday. Invite them to take part and do their share to keep our Mother Earth clean!

With everyone involved as a team, the world can be a better place and we can make a difference!

TEMPE & ASU HOST EVENT

The city of Tempe and Arizona State University will be doing their part on Earth Day today. The combination of using downtown Tempe and the ASU campus to bring attention to conservation and recycling.

The festivities start at 5:00 pm and will celebrate with music, costumes and vendors.

"The city is sponsoring a 5-kilometer walk with the ASU School of Sustainability starting at the Tempe Center for the Arts, as well as collecting shoes for the Nike Reuse-A-Shoe program and holding a Green Expo — where companies discuss their environmentally friendly products."

Are your listings being advertised by Thieves & Scammers?

It's a smart thing to keep an eye out for your listings like Todd does! It's a scarey thing anymore on how scammers look for anyway possible to bring harm to others!

If you are looking to rent a home in the Phoenix area, then by all means do your due diligence and NEVER, NEVER wire your funds to prospective landlords or management companies!

If it's too good to be true, it most likely is! I've heard of lots of these type of scams on Craigslist not only with homes, but with other items such personal property. I find it hard to believe that so many would hand over their hard earned cash.

Check out all the credentials, Better Business Bureau and get a address from them and check out the address. If at all possible avoid sending monies via wire to rent a home if you are not familiar with the management company!

Here we go again! Another one of my listings advertised on Craigslist as a rental so the thieves can collect rental deposits and rent. Luckily this time the proposed victim was smart enough to smell a rat. They contacted me after doing a search on the internet for this particular address. Thanks to my ActiveRain listing posts, the victim found my contact info and emailed me.

They sent me an email asking if this fake posting was a scam. They were almost ready to wire a deposit and 1st month's rent to someone in South Africa. That's where the suspicion came in. If it walks like a duck, quacks like a duck.......

I've run into this before and it even made the news in San Diego as a Rental Scam. In a previous blog, the thieves would post a listing for rent on a vacant home on Craigslist then meet the potential victim at the property pretending to be the landlord. They even had a Realtor's lockbox key so they had full access to all vacant properties for sale. (Yes, there was an agent in cahoots with the thieves) They would then collect a deposit, 1st and last months rent and then disappear. The victim is left with an empty pocket and wondering how they could be so foolish.

I try to manually search for each of my listings weekly but sometimes it's hard to stay ahead of the scammers. Google alerts work pretty well but they don't catch everything on Craigslist. I would highly recommend using Google Alerts on ALL your listings just to make sure someone else is not advertising them.

What Do Hosting & Harley Davidson's Have in Common!

A few frustrations today after spending 7 days and 7 nights on my website to only have my hosting company telling me I have some fixes to do and that is the reason for my constant 500 Internal Server Error! It sure makes it tough to sell houses if you can't get your site to come up so your prospective buyers have the opportunity to search for homes!!

In my frustrations and not being tempted to wipe it out completely, I ventured out for a ride to get out of the office on my Harley! Yep - a fired up Harley chick on a bike is something you don't want to come up against (so they say)!!

So I gladly share my view with you of the Salt River and Saquaro Lake, one of the few lakes we have here in Arizona. It makes for a very quick ride from Gilbert, approximately 30 minutes through cascading cactus and natural desert flooring! If you aren't accustomed to the view, I hope you enjoy it here in the video as I wanted to share with you what I enjoyed to burn off the frustration!

5 mistakes that I see investors make regarding real estate investing:

LONE RANGER MENTALITY-Investors think they know everything and can do everything themselves. Real estate is a team sport as expressed in Rich Dad, Poor Dad book series. The Lone Rangers of the world will get to the top. However, it will take them longer because they do not have a network to assist them.

NO PLAN-Many investors do not create a plan before investing in real estate. That is a huge mistake. "Make the Call, Set the PLAN, and Do the Deal$" is my tag line on my radio show. First, we create the plan. Then, we do the deals. There is a natural order to follow.

LACK OF PROTECTION-Many investors do not cover the proper insurance both personally and professionally. Furthermore, most investors do not have their properties in LLCs for a layer of protection in case of lawsuits down the road. Many investors continue to increase their investors. However, they do not protect their assets.

OVERPAY-Investors will work with a real estate agent without asking their own experience. There is a lot of due dligence when it comes to researching investment properties. One must be skilled to judge the market and current market value. I have witnessed many investors pay too much for the property. Here is my motto"DO NOT PAY RETAIL."

ANXIOUS-Real estate is a game of patience. It reminds me of playing chess. Most investors jump the gun too quickly. This costs them big time down the road.
