All In A Days Work!! - "Mom, are we going to go or what?"

 Well, it has come to the point where I have decided that a REALTOR's work is never done!  Working most of the day in my home office and neglecting so many other tasks on my 'to-do' list I hear my daughter's voice one more time, "Mom, are we going to go or what?"

Which leads me to this quick post to share not only of a great park within walking distance from my neighborhood and great community of Greenfield Lakes and adjacent to Agritopia in Gilbert, Arizona.  Also to shout out about how great is technology! 

I am sitting at our very own, Gilbert Cosmo Dog Park, folding chair, laptop and all my needed files to finish up my work and finish a few emails for the day. (Click here for a look at Cosmo Park Who Let the Dogs Out? "Whoof, Whoof...")

So the demands of family wants and desires to hit the dog park and give our sweet little 'Bella' and and her daddy, 'Bo' a run in the park has been fullfilled today. No one said I couldn't keep working, I just needed to be accounted for. So with wonderful technology I have been able to forward some emails, finish my 'Just Listed' postcard and take a few new photos to show you how convenient our wonderful Town of Gilbert parks really can be for dog lovers and locals that enjoy using their time wisely.

The weather today is gorgeous, the locals are out running their pets and Candace is getting the best of both worlds. Watching, working and spending time with my family.

If you ever get a chance to get to visit a dog park in your area, think about bringing a laptop, blanket or chair and wireless card and enjoy the outdoors and give yourself a new view from the mundane four walls of the office.

First Impressions are Most Powerful!

Look at each area and room separately. Ask yourself if there's anything you've missed or that can be done to improve the overall look and appeal. Ask your agent or a friend to give your home an honest assessment. And then do it! If you can see it, your prospective Buyer can too. Small amounts of money spent on repairs and improvements make a big difference. The result may be a quicker sale.

First Impressions are Most Important!

  • Tidy up the yard, patios, and garage.

  • Keep landscaping trimmed. Add annuals for color.
    --especially where it will be visible from the street.

  • Clean or paint the front door and mailbox.

  • Contain all toys out of sight.

  • Pare furniture to a minimum to open up space.

Decor and Cleanliness Count!

  • Make sure kitchen and bathrooms sparkle

  • Put away all clutter - even the stuff you use everyday!

  • Invest in paint; choose neutral colors.

  • Use fresh, attractive bedspreads and pillows

  • If any furniture looks shabby, remove or replace it with something you can use in your new home.

  • Wash all the windows - inside and out.

  • Make closets seem spacious by organizing and deleting whatever is seasonal or can be packed for your move.

  • Updating the decor in kitchen and bathrooms pays for itself while speeding up a sale.

Disrepair doesn't get a pass.

  • Repair shutters, gutters, and down spouts

  • Replace screens and screen doors as needed.

  • Paint exterior trim

  • Paint hallways and entrances that appear worn.

  • Replace worn carpeting or damaged tile.

  • Repair or replace sticking doors or windows, dripping faucets, loose knobs, running toilets, other small items.

  • Have a working light in every area - closets, garages, outdoors. Everything shows better when well-lit.

Show Time!

  • Put out clean towels and make the beds.

  • Put dishes in the dishwasher or wash and put them away.

  • Straighten up newspapers, mail, pet toys stray jackets, magazines, computer areas, etc.

  • Keep all steps clear of hazards.

  • Turn on the lights in every room.

  • Open all window coverings.

  • Bake cookies, if possible, or simmer potpourri.

  • Put out cut flowers, if possible.

  • Keep pets out of sight. They annoy some and distract others.

  • Avoid having too many people present. You don't want the Buyer to feel like an intruder.

  • Don't allow your children to tag along on the tour. It's best if the entire family/sellers leave during tour.

  • Never apologize for appearance. It only accentuates or changes the mood to a negative.

  • Turn off all external noises such as TV, radio, or dishwasher.

Active Rain Spotlight

RE/MAX Hall of Fame member George Tallabas, Associate Broker, is being spotlighted today for several reasons. One, he is my friend that I have come to know well due to ActiveRain and all it provides. Many would agree that one of the biggest pay-offs from blogging within the ActiveRain community would be the lasting relationships you build among other like minded professionals. George has been that and then some since I began my journey with Activerain.com in August, 2007. Two, George has been doing real estate since 1980 and is outstanding in his field, holding the Platinum Club member with RE/MAX Advantage in Nampa, Idaho, Boise and surrounding areas.

George has become a recognized blogger and contributes much of his recent online success to the members of ActiveRain that have helped him become a better writer, have paid it forward and encouraged him to better his skills with SEO and other techniques that produced a stronger online presence with his personal website www.SearchIdahoHomes.com. Thirdly, George has been awarded a top honor with RE/MAX that he will be awarded at the 2008 RE/MAX International Convention in Las Vegas - celebrating the 35th Anniversary Monday, March 3 through Thursday, March 6, 2008. The Hall of Fame is awared to RE/MAX agents that have reached a million dollars in commissions in their career with RE/MAX!!

Come March will give us both the opportunity to finally meet face to face and finally put a face to the voice after he has himself paid it forward to me in so many ways. Though I am not with RE/MAX I am going to be in the area and wouldn't want to miss the opportunity to meet up with mine and your friend.

"Blogging is the most powerful move I've ever made," says George. Like George, I have also have befriended many new friends that are working through the real estate market and learning to adapt and change.
